Loan Program Terms

Loan Size: $2.5 million to $50 million.
Rate: fixed rate.
Term: 5 to 25 year terms with up to 30 year amortizations.
Loan to Value: 75% LTV maximum (80% LTV for some properties).
Recourse: non-recourse except for standard environmental and representation carve outs.
Markets: nationwide, including secondary and tertiary markets.
Fees: 1.0% to .75% -- to mortgage broker, banker,

0% to 1.0% -- to lender (includes MSA fee)

Rate lock: 60 day lock: .25% fee or .04% added to spread with 3% refundable deposit,

30 day lock: .12% fee or .02% added to spread with 3% refundable deposit.

(assumes 10 year loan term; this pricing subject to change)

Property types: existing multi-family, retail, office, industrial, hotel, congregate care, nursing homes, mobile homes and self storage.
Underwriting structure: includes tenant improvement, leasing commission and building reserves escrowed as appropriate.

* slightly more conservative parameters for loans $15 million and larger. Smaller loans priced slightly higher.
